Nearly 2,000 homes in four towers proposed for Renfrew SkyTrain station in East Vancouver

Designed by architectural firm Arcadis, the redevelopment of the city block calls for a 462-ft-tall, 45-storey tower on the northwest parcel, a 425-ft-tall, 41-storey tower on the northeast parcel, a 404-ft-tall, 41-storey tower on the southwest parcel, and a 411-ft-tall, 39-storey tower on the southeast parcel.
There will be a total of 1,959 homes, including 1,386 strata market ownership condominium homes and 573 secured purpose-built rental homes. All of the rental housing will be contained in the northwest tower, and there will be 483 strata condominiums in the northeast tower, 460 strata condominiums in the southwest tower, and 443 strata ownership homes in the southeast tower.
The rental housing component includes 114 below-market units. The overall unit size mix for the rental housing component is 167 studio units, 200 one-bedroom units, 146 two-bedroom units, and 60 three-bedroom units.
The condominium component’s unit size mix is 212 studio units, 686 one-bedroom units, and 488 units with two or more bedrooms.

Residents will have access to various shared indoor amenity spaces on the lower levels of the complex, as well as outdoor amenity spaces in a landscaped internal courtyard, which includes a mid-block, north-south pedestrian pathway between East Broadway and East 10th Avenue.
The ground level of the northwest and northeast towers will offer 15,000 sq. ft. of retail/restaurant space, activating the site’s East Broadway frontage.
A private childcare facility with 8,300 sq. ft. of indoor space across two levels within the base podium of the southwest tower and ample outdoor play space will be able to accommodate up to 73 kids.
Up to seven underground levels across the site will accommodate 1,469 vehicle parking stalls, including 172 stalls for rental housing residents. There will also be over 3,600 secured bike parking spaces.

The entire project will be constructed in four phases, starting with the southeast condominium tower.
“Each phase will contribute to a cohesive, integrated urban fabric, balancing vertical density with human-scale podiums that encourage street-level interaction. Throughout the development, sustainable design principles will be embedded in both architecture and infrastructure, supporting energy efficiency, and long-term community well-being. This masterplan represents not only a physical transformation but also a new chapter in the evolution of the district,” reads the project’s design rationale.
The project’s tallest tower, the rental housing tower on the northwest parcel, is intended to be a landmark for the emerging high-density, transit-oriented development area for both of these Millennium Line stations.
“At the heart of this vision is the northwest tower, a striking 45-storey structure that will serve as the signature element of the entire project and Rupert and Renfrew area when approaching from the west. Positioned to command views and visibility along East Broadway, this landmark tower will establish a bold presence and act as a visual anchor for the new development,” continues the design rationale.
“Its prominence is intentional, marking the beginning of a transformative urban shift in an area currently characterized by low-rise residential buildings. As the tallest element in the plan, the signature tower will collectively shape a new skyline for the neighbourhood together with the other phases.”
It is also noted that the rooftops of the towers will be sculpted to “create a distinctive and memorable silhouette, enhancing the identity of the development when viewed from a distance and contributing to a refined urban form.”
Altogether, the project will generate a combined total building floor area of 1.4 million sq. ft., establishing a floor area ratio density of a floor area that is 10.5 times larger than the size of the 133,300 sq. ft. land assembly.
