New hotel tower with a bar proposed near future Oak-VGH SkyTrain station
According to the new rezoning application, commercial real estate firm Value Property Group and lead design firm Formosis Architecture are envisioning a hotel with a total of 152 guest rooms.

Although this new hotel property will welcome traditional short-term stays, it will also be designed for comfortable longer-term stays, which is a strategic consideration due to its close proximity to the Vancouver General Hospital (VGH) and BC Cancer Centre hub, with a high demand for accommodations for patients receiving treatment, supportive family members, and visiting medical staff and researchers.
All guest rooms will have a kitchenette to better support the option of extended stays.
Hotel guests will have access to ample shared amenities, including an internal courtyard on the third level, and various significant indoor and outdoor amenity spaces on the sixth level — the rooftop of the base podium.

In addition to a small restaurant attached to the hotel lobby and entrance, there will also be a 1,400 sq. ft. bar with its own streetfront entrance and covered outdoor patio. The inclusion of a bar aligns with the City’s Broadway Plan’s prescription of increasing opportunities for new music, entertainment, and nightlife venues for sites in this specific area of the plan.
At this stage, the potential hotel brand/operator has not been noted.
The tower will reach a height of 167 ft. The site’s potential height is limited by View Cone 3.0 emanating from Queen Elizabeth Park, but more importantly, the more restrictive restrictions imposed by the federally-regulated flight path directly over the area for VGH’s helipad.

With a total building floor area of 95,200 sq. ft., the floor area ratio (FAR) density will reach 8.14 — more than eight times larger than the size of the 11,700 sq. ft. lot.
One underground parking level will accommodate 53 vehicles, accessible to guests only by valet parking. This parkade will optimize its capacity through extra-high ceilings to enable the installation of vertical car stacking mechanical racks equipment, with lifts enabling up to three vehicles to be parked in the equivalent of a single stall space.
As well, in addition to the vertical car stacking equipment, vehicle access to this underground level will only be possible through the use of two car elevators. Due to the small lot size, a traditional parkade ramp is spatially more challenging for this project.

This would be the fourth hotel property within the immediate area, entailing the longtime 197-room Holiday Inn Vancouver Centre and the two future hotels of the 396-room Hilton Hotel/Hilton Tapestry complex (redevelopment of the Park Inn & Suites) and the 151-room AC Hotel by Marriott Vancouver. These new hotels are similarly drawn to the location for its direct access to the new subway station, proximity to the hospital campus, and the broader demand created by Vancouver’s worsening shortage of hotel rooms, resulting in some of Canada’s highest hotel room rates for a major urban region.
Further away within the Broadway Plan area, there is also a proposal to build an 18-storey boutique hotel tower under the Wyndham Hotels & Resorts chain, situated at the south end of the Granville Street Bridge — strategically next to the entrance into Granville Island.
