Five-tower 'Georgetown West' project planned for Surrey City Centre
The site is at the northeast corner of the intersection of King George Boulevard and 102A Avenue — just one block east of SkyTrain’s Surrey Central Station and the major bus exchange.

According to a new rezoning application, this multi-phase “Georgetown West” project calls for a total of five high-rise towers across four phases, including three mixed-use residential towers and two residential-only towers — reaching 30, 33, 40, 44, and 47 storeys. There will also be a six-storey, mixed-use residential building as part of the second phase’s attached base podium. The tallest towers will be in the latter phases on the west side of the site, closer to the SkyTrain station.
All phases combined will generate 2,079 strata market ownership condominium homes.
The overall unit size mix for all phases combined is 188 studio units, 1,123 one-bedroom units, 689 two-bedroom units, 53 three-bedroom units, and 26 townhouse units.
Additionally, the project calls for over 96,000 sq. ft. of commercial space, including nearly 41,000 sq. ft. of office space, about 40,000 sq. ft. of retail space, and 16,000 sq. ft. of dedicated restaurant space.

The first phase will be on the east side of the development site, fronting Whalley Boulevard, featuring the 33-storey and 30-storey towers — containing 664 condominium homes — over shared residential amenities and 19,000 sq. ft. of commercial space in the base podium, including a grocery store and restaurant.
The layout of all four phases of the development is oriented around a 10,500 sq. ft. privately-owned public plaza at the northwest corner of the intersection of Whalley Boulevard and 102A Avenue. As another major public space contribution, a 14,000 sq. ft. triangular-shaped lot at the northwest corner of the future intersection of Whalley Boulevard and Central Avenue will be voluntarily gifted to the municipal government for the creation of a public park.
Some of the land area of the property will also be set aside for new and expanded public roads, including building the brand new east-west segment of Central Boulevard on the north side of the property between King George Boulevard and Whalley Boulevard, and a north-south segment of 136 Street between Central Boulevard and 102A Avenue.
Up to five underground levels will contain about 2,300 vehicle parking stalls. As well, there will be nearly 3,000 secured bike parking spaces.

Overall, the multi-phased Georgetown West project calls for 1.68 million sq. ft. of total building floor area, establishing a floor area ratio density of a floor area that is 7.4 times larger than the size of the lot — after the various land dedications for new and expanded public roads are accounted for, reducing the size of the private property.
According to the City, Georgetown West is Anthem Properties’ third application for their overall Georgetown master-planned community. The first application was “Georgetown One” immediately to the south, where a 30-storey, mixed-use residential tower has been built. Immediately to the east, the three phases of “Georgetown East” have been approved, with the first phase of a 31-storey, mixed-use residential tower currently under construction.
Due to recent legislation enacted by the provincial government, a public hearing is not required for Georgetown West’s rezoning application, as the proposed rezoning aligns with the prescriptions and stipulations of the municipal government’s Official Community Plan (OCP).
