Hyatt brand coming to Listel Hotel redevelopment on Robson Street
Upon inquiry, the development team told Daily Hive Urbanized today the new hotel will still be operated by Listel Hospitality Group, but under the brand of The Unbound Collection by Hyatt. No specific name has been provided for the hotel at this early stage.
The Unbound Collection by Hyatt is described as a brand for “independent, one-of-a-kind properties celebrated for their sense of place,” with the new hotel set to “cater to travellers who value cultural experiences and distinct, neighbourhood-based stays.” This is also a relatively recent Hyatt brand; launched in 2016, it is deemed to be an “upper-upscale and luxury” hotel brand.
There will be 183 hotel guest rooms — representing a net gain of 54 rooms compared to the previous hotel — and 133 secured purpose-built market rental homes. There will also be a major restaurant destination at ground level on Robson Street. The overall tower design is by Vancouver-based Henriquez Partners Architects, while the interior design is being completed by Studio Paolo Ferrari, which specializes in working with luxury hospitality, retail, and residential projects.

“When the Listel Hotel Vancouver opened more than 30 years ago, it helped redefine Robson Street as a place where hospitality, culture and city life come together,” said John Nicholson, vice president of hotels and restaurants for Listel Hospitality Group, in a statement.
“We’re excited to move one step closer to returning with a new restaurant and hotel — this time operated under Hyatt’s global brand — that meets this moment in the city’s next chapter.”
Hyatt is growing its downtown Vancouver presence significantly beyond the longtime staple of Hyatt Regency Vancouver; the Listel project will join the Park Hyatt Vancouver Hotel, which is the recent rebranding of the former Shangri-La Vancouver Hotel.
Listel Hospitality Group — a local subsidiary of Japan’s Listel Co. — also operates the 98-room Listel Hotel Whistler and its Bearfoot Bistro restaurant.
The new Robson Street development is a 50-50 partnership between Listel Hospitality Group and local developer Bosa Properties, which credits the City of Vancouver’s recent major policy changes to catalyze new hotel developments by improving the financial and economic viability of building such projects, including enabling more mixed-use hotel and residential projects.
“Together with our partner, we’re moving closer to delivering a new concept for Vancouver — a combined destination hospitality and rental offering — that will bring new energy to the Robson Street Corridor,” said Dan Cupa, senior vice president of residential for Bosa Properties.
“The City of Vancouver’s solutions-oriented approach, combined with a pragmatic policy environment, enabled us to quickly get shovels in the ground on a bold urban destination that will attract both locals and visitors.”

Projects like 1300 Robson demonstrate how pairing hotel and residential uses can unlock new investment, strengthen neighbourhoods, and deliver the visitor accommodations the city needs — while creating places that feel active, authentic and connected to local life.”

As of late 2025, there are over 5,800 hotel rooms across 29 projects in various stages of the development pipeline within Vancouver, with the vast majority still in a proposal application stage. This represents a drastic increase in just a few short years, when there were previously only a handful of projects — before the City introduced its new hotel policies.
Such projects, if they are all actually built, could make a meaningful dent toward fulfilling Destination Vancouver’s call for building 10,000 additional hotel rooms within Vancouver over the coming years to meet demand and sustain tourism and economic growth. Another 10,000 hotel rooms are needed for other Metro Vancouver areas outside of Vancouver.
The largest hotel project currently under construction is a 30-storey, entirely hotel-use tower at 848-850 Seymour St., adjacent to the Orpheum Theatre. Construction on this Marriott-branded property began in Spring 2025. When it opens in 2028, it is expected to offer 390 rooms under the Moxy short-term stay brand and the Element by Westin long-term stay brand.
