A property in Vancouver’s English Bay sold for well over its assessed value, which is a sales feat we aren’t seeing much in the real estate market lately.
We’ve covered many real estate listings over the past year, and most properties are either going unsold for long periods of time or selling for much less than both the assessed value and sometimes the previously sold price.

The condo, located at 1221 Bidwell St., just sold for $7.2 million. The most recent assessed value for the penthouse suite is $5,385,000. So the property sold for just over $1.8 million more than the assessed value.

Listings date back to April 2025, when it was first listed for $9,998,000. That listing was terminated in September 2025 after a price reduction to $8,498,000. In September 2025, it was listed at a much lower $7,998,000, and that listing expired in January 2026. In February, it was listed again for $7,498,000, before finally selling for $7,200,000.

According to the listing, the penthouse suite features 2,850 sq. ft. of space, three bedrooms, four bathrooms, and over 1,500 sq. ft. of outdoor living space.

The listing boasts about the condo’s breathtaking views that are available day and night. Those views are also available in most of the condo’s rooms. The suite, which is around 13 years old, was redesigned by Fay Mihailides Design in 2020.

There’s also a private five-car garage, which the listing describes as rare, and it includes epoxy flooring with smart storage solutions.
